ACCOMMODATION : Sitting room, dining room, kitchen/dining room, conservatory, utility room, downstairs cloakroom, four double bedrooms, one with en-suite shower room, and a large family bathroom with separate shower cubicle.

Barvanjack is a large family home, set in pretty gardens with its own orchard across the lane. Surrounded by beautiful countryside, the property is approximately 2.5 miles from Helford by car and about 1.5 miles on foot using the local footpaths. Manaccan village with its thatched pub, bistro and well stocked village store is even closer.

The accommodation is as follows:- Porch, large utility/boot room with sink, automatic washing machine, tumble dryer, dishwasher, large family sized fridge and separate freezer, mini oven with two ring hob, plus a cloakroom with hand basin and W.C. There is plenty of hanging space for coats and ample storage for boots and shoes.

Large family kitchen/dining room with gas fired Rayburn, combination microwave with oven and grill, toaster, mixer etc, radio, large pine dresser and a table and chairs to seat six people. There is an open archway which looks through to the attractive conservatory. This is equipped with comfy cane furniture and leads out onto the patio and into the pretty garden.

Across the small hallway is a large and comfortable sitting room with beamed ceiling and a log burner, plus colour TV with video recorder and a free view box. There is also a CD player and radio, comfortable furniture and window seats. The dining room has a table and chairs seating six people and leads into the conservatory.

Upstairs there is a large landing with bedrooms off to the right and left. The main bedroom, which has amazing rural views, has a 5ft double bed, and a small en suite shower room with shower, hand basin and W.C. There is a twin bedded room with two 3ft single beds and most attractive bamboo furniture, another twin bedded room with two 3ft pine beds, suitable for older children and a further double bedroom with a 4ft 6in double bed and wonderful rural views. The large family bathroom has a bath, separate shower cubicle, hand basin and W.C.

Outside, the gardens are laid to lawn with many attractive shrubs and trees. There is a man-made stream with a small pond and steps up to the top of the garden, with wonderful rural views. An outhouse in the driveway is available for guests to use to store wet suits etc and there is parking for at least 5 cars plus a boat and trailer. The small orchard and lawned area opposite the property is ideal for childrens' games.

There is gas central heating throughout the house, with the exception of the sitting room which has a large log burner and a convection heater. Due to the Rayburn in the kitchen, Barvanjack is a warm and cosy house during the winter months.

Although the property has four bedrooms, it is only available for six people and no children under 8 years. For allergy sufferers, please be aware that the owners have a dog and a cat, which occasionally visit Barvanjack, but guests are not allowed to bring pets and there is No Smoking in the property.

Electricity, central heating, bed linen, tea towels and one basket of logs are included in the cost. Guests should bring towels for personal use. There is a telephone with honesty box.
